大空间城市综合体功能提升与改造技术

摘要:

以徐州德基广场 C 地块项目为依托,研究满足功能提升及结构性能提高的大空间城市综合体改造施工技术,主要涉及超高层结构抗震性能增强、超高层核心筒内缩、商业裙楼及地下室内部布局调整和建筑外围造型变化等。东塔楼 10—— 12 层核心筒竖向构件斜向收缩 2m,逐层内收,避免墙体竖向刚度突变,并增加每层外围户内面积。将东塔楼斜向钢板剪力墙调整为劲性柱剪力墙,提高结构自身刚度,满足斜向施工要求。采取原结构拆除、粘贴钢板、粘贴碳纤维布、扩大梁柱截面、新增剪力墙、新增梁板、新增梁抬柱等措施完成商业裙楼及地下室功能提升、布局调整与建筑外围造型变化。

Based on the C block project of Xuzhou Deji Plaza, this paper studies the constructiontechnology of large space urban complex reconstruction caused by the improvement of function andstructural performance. The reconstruction mainly involves the seismic performance enhancement of superhigh⁃rise structures, the internal shrinkage of super high⁃rise core core tubes, the internal layoutadjustment of commercial podiums and basements, and the changes in the shape of the buildingperiphery. The vertical members of the east tower 10——12 floors core tube are inclined to shrink by 2m,which avoids the sudden change of the wall vertical stiffness and increases the indoor area of each layer.The oblique steel plate shear wall of the east tower is adjusted to the rigid column shear wall to improvethe stiffness of the structure and meet the requirements of oblique construction. Measures such asremoving the original structure, pasting steel plates, pasting carbon fiber cloth, expanding the crosssection of beams and columns, adding shear walls, adding beams and slabs, and set columns on beamswere adopted to complete the commercial podium and basement functional improvement, layoutadjustment and building peripheral modeling changes.
