建造新技术产业化研究与实践

建筑业正面临着深度调整的机遇期,行业增加值增速放缓、企业“暴雷”现象频发,传统的行业生态和思维模式已无法满足建筑业高质量发展需要. 以建筑业绿色低碳发展为导向,以提供高品质建筑产品为根本目的,全方位提出了“建造新技术产业化”的系统框架、转化机制和商业模式,系统阐释了其概念内涵、理论依据、实践路径.通过“专利技术化⁃技术产品化⁃产品产业化⁃产业服务化⁃服务智能化”五化策略,构建了“专利→技术→产品→产业→服务”五阶段演进模型,揭示了建造新技术从科研到市场的转化机理,分析了建造新技术产业化存在的问题,并提出了改进对策;建立了产业化成熟度评价体系,并结合 BIM 技术、建筑工业化、央(国)企转型等典型案例,提出了重构商业模式的方法,论证了建造新技术产业化是摆脱建筑业当前困境、重塑建筑业发展生态、实现提质升级的有效路径.

The construction industry is currently facing a period of profound transformation. With theslowing down of the growth rate of the industrys added value and frequent instances of corporate failures,traditional industry ecosystems and mindsets can no longer meet the needs of high⁃quality development ofthe construction industry. Guided by the goal of green and low⁃carbon development in the industry andwith the provision of high⁃quality construction products as its fundamental objective, this papercomprehensively proposes a systematic framework, transformation mechanisms, and business models forthe “ industrialization of new construction technologies,” systematically elucidating their conceptualimplications, theoretical foundations, and practical pathways. Through the “five⁃step strategy” of “patentcommercialization⁃technology productization⁃product industrialization⁃industry serviceization⁃serviceintelligentization,” a five⁃stage evolutionary model of “ patent → technology → product → industry →service” has been established. This model reveals the transformation mechanism of new constructiontechnologies from research to the market, analyzes existing issues in the industrialization of thesetechnologies, and proposes improvement strategies. An industrialization maturity evaluation system hasbeen established. Drawing on typical case studies such as BIM technology, building industrialization,and the transformation of central and state⁃owned enterprises, the study proposes methods for restructuringbusiness models and demonstrates that the industrialization of new construction technologies is an effectivepathway to overcome the current challenges facing the construction industry, reshape its developmentecosystem, and achieve quality improvement and upgrading.
